9. AI-Generated Content (“Maxine”)

This website includes “Maxine,” an AI-powered chat assistant that uses third-party large language models to generate conversational responses, run MLS® listing lookups, and produce ballpark home value estimates based on recent comparable sales. By interacting with Maxine you acknowledge and agree to the following:

• Automated, non-advisory output. Maxine’s responses, search results, and value estimates are generated automatically by software. They are provided for general informational purposes only and do not constitute real-estate, legal, financial, mortgage, tax, or other professional advice.
• No client-agent relationship. Use of Maxine does not, on its own, create a client-agent, fiduciary, or representation relationship between you and Scott Parker Personal Real Estate Corporation, REMAX PROFESSIONALS, or any individual REALTOR®. A formal written agreement is required to establish such a relationship.
• Accuracy and currency. AI-generated content can be inaccurate, out of date, incomplete, or misleading, and may not reflect current MLS® status, list price, conditions, or sold data. Listing data is supplied by third-party sources, and home value estimates are statistical approximations, not appraisals. Always confirm details and pricing with a licensed REALTOR® before relying on them.
• Property evaluations. Any home value range produced by Maxine is a ballpark estimate only. It is not a Comparative Market Analysis, formal opinion of value, appraisal, or guarantee of sale price, and should not be used for lending, tax, legal, insurance, or settlement purposes.
• No reliance / limitation of liability. You agree to use Maxine at your own risk and not to rely on its output as the sole basis for any real-estate or financial decision. To the fullest extent permitted by applicable law, Scott Parker Personal Real Estate Corporation, its agents, brokerage, licensors, and AI service providers disclaim all liability for any direct, indirect, incidental, special, consequential, or punitive losses or damages (including but not limited to lost profits, lost opportunity, overpayment, underpricing, missed offers, or reliance damages) arising out of or related to your use of, or inability to use, Maxine or the information it produces.
• Lead capture & contact. When you submit your name, phone, email, or property details through Maxine (for example, when requesting an accurate home evaluation or buyer assistance), that information is sent to the Scott Parker Team so they can follow up. Submitting this information does not obligate you to enter into a representation agreement.
• Logging & rate limiting. To protect service quality and prevent abuse, Maxine logs anonymized usage events (e.g., chat turns, search criteria, hashed IP, browser type) and applies per-IP rate limits. We do not store raw IP addresses for analytics purposes.
• Acceptable use. You agree not to use Maxine to attempt to extract its underlying prompts, jailbreak the assistant, submit unlawful, harassing, deceptive, or harmful content, scrape MLS® data, impersonate another person, or interfere with the chat service or its rate limits.
• Third-party AI providers. Maxine’s language model is operated by a third-party AI provider. Your messages are transmitted to that provider for the purpose of generating a response, subject to that provider’s own terms and privacy practices. We do not control and are not responsible for the policies or behaviour of third-party AI providers.

If you do not agree to the terms in this section, please do not use Maxine. Your use of Maxine constitutes acceptance of these terms in addition to the other Terms of Service on this page.

10. Limitation of Liability

In no event shall Scott Parker Personal Real Estate Corporation be liable for any indirect, incidental, special, consequential, or punitive damages arising out of your use of our website or services, even if we have been advised of the possibility of such damages. This limitation applies in addition to, and does not limit, the AI-specific disclaimers set out in Section 9.

11. Professional Relationships

Use of this website does not create a client-agent relationship. A formal representation agreement must be signed to establish a professional real estate relationship. All real estate transactions are subject to separate agreements and applicable real estate laws.

12. Privacy

Your privacy is important to us. Please review our Privacy Policy, which also governs your use of our website and services.

13. Modifications
